Coastal Breeze News – Revised ALF Proposal Discussed

It may have been all the negative media press about the Corona Virus which kept people away from an informational meeting with Walter Chancey, the owner of Chancey Design last week. Chancey’s company proposed building a modified Assisted Living Facility (ALF) last year on property owned by Naples Community Hospital but was rejected due to concerns regarding increased density and the strain it may have put on city services.

Chancey has been meeting with residents and speaking with city officials regarding a downsized proposal, after waiting for the required one-year “time-out” after the initial rejection.

His group is now proposing a scaled-down proposal. This time with only 86 units which will have 92 beds in total. It would provide both Assisted Living and Dementia Care. The Dementia Care Unit would be on the first floor of the building. There would be no “independent living” included with this proposal. The facility would be only three stories in height and not exceed 35 feet.

As part of the proposal, he would be buffering the area between his facility with an added park feature and additional landscaping that would border the area adjacent to the Villas at Waterside Condominiums.

Chancey, along with BRW Development Partners and Watermark Communities, proposed in 2018 to build a 206-unit development on that property, they would reduce the scale of that to only 166 units. However, the council voted 4-3 and rejected the proposal.

They would still be purchasing the land from Naples Community Hospital, with NCH agreeing to reinvest those proceeds into a new state of the art Urgent Care facility on the property they would maintain.

The proposal, if accepted, would not require any variances or re-zoning of the property. The elimination of the Independent Living component would reduce any of the concerns regarding traffic issues. Personnel to man the facility would be a minimal impact and Chancey’s group would maintain the park for two years and then turn it over to the city for greenspace.

Chancey has promised more public meetings in the near future to further discuss the company’s proposal with the community before moving forward.
